A registration made to publicly announce changes in rights to real estate. Methods of real estate registration include the chronological organization system (certificate registration system), in which registrations for each change in rights are accepted in the order in which they are applied for, and the personal organization system, in which a ledger of the chronological organization system is indexed by name, but Japan follows German law and uses the physical organization system, in which registrations are organized for each piece of real estate. Real estate registration procedures are detailed in the Real Estate Registration Act and its subsidiary statutes and regulations, and are carried out at registry offices based on these. There are two types of real estate registration: registration of description and registration of rights. Registration of description is recorded in the title section of the registration record, and registration of rights is recorded in the rights section of the registration record.

不動産に関する権利変動を公示するために行なわれる登記。不動産登記の方法としては，個々の権利変動ごとの登記を申請順に受け付けて実施していく年代別編成主義（証書登録制度）や，年代別編成主義の帳簿に人名索引をつけた人的編成主義もあるが，日本ではドイツ法にならって，1個の不動産ごとに登記を編成する物的編成主義がとられている。不動産登記の手続きは，不動産登記法とその付属法令および規則に詳細な規定が置かれ，これに基づいて登記所で行なわれる。不動産の登記には，表示に関する登記と権利に関する登記とがあり，表示に関する登記は登記記録の表題部に，権利に関する登記は登記記録の権利部に記録される。
