A form of medieval sales contract. A fixed-term sales contract in which the subject matter (mainly land) is sold for a certain period of time, the payment is received, and the property is returned to the seller at the end of the contract period. Contract periods vary from as short as three years and three crops to as long as 50 years and 50 crops, but 20 years and 20 crops, and 10 years and 10 crops are relatively common. This type of contract is a sales contract in which the income from the land during the contract period is equal to the total of the sales price plus interest. In addition to perpetual sales, which are equivalent to today's sales, the main forms of sales in the medieval period were honzengaeshi and nenkibai, which were transactions in which the seller paid the sales price to the buyer and agreed to buy the land back. 中世の売買契約の一形態。対象物件(主として土地)を一定期間売却し,代価をうけとり,契約期間終了後売主の手に戻る有期売買契約。契約期間は,短期間で3年3作,長期では50年50作と多様であるが,20年20作,10年10作の契約期間のものが比較的多くみられる。この年季売は,契約期間中の土地からの収益が,売却代金プラス利息の合計にみあう形をとった売買契約といえる。中世の売買形態には,今日の売却に相当する永代売のほか,売主が売却の代価を買主に支払って買い戻すことを特約した売買である本銭返しと年季売が主たる形態として存在した。
