This is a construction method that efficiently organizes the flow of planning, design, manufacturing, and construction of a building. It is applied when new functions or performance are required or when improved production efficiency is required. Specifically, the method is to divide a building into parts such as the structure, outer walls, ceilings, and partitions, set development goals and required performance for each, and produce them as industrial products. The design, production, and construction of each part are consistent, allowing accurate feedback to be given and promoting improvements.

建築物の企画，計画，設計，製造，施工という流れが効率的に組織された建設方式のしくみをいう。新しい機能，性能が要求される場合や生産効率の向上が求められる場合に適用される。具体的には，建築物を構造体，外周壁，天井，間仕切などの部分にわけ，それぞれに開発目標，要求性能を設定し，工業製品として生産するという手法がとられる。部分ごとに設計，生産，施工が一貫することになり，的確なフィードバックが行われ，改良が促進される。
