Real estate appraiser - Fudosankanteishi

A person who is legally qualified and registered to perform real estate appraisal (determining the economic value of land, buildings, or rights related to these other than ownership, and displaying the results in value). Real estate appraisers must perform real estate appraisal and other duties in good faith according to their conscience, must not do anything that would damage the credibility of real estate appraisers, and must not leak secrets learned in the course of their work. Disciplinary action can be taken by the Minister of Land, Infrastructure, Transport and Tourism as a means of supervising real estate appraisers, and requests for measures against unfair appraisals, etc. are permitted from the public.

不動産の鑑定評価（土地・建物またはこれらに関する所有権以外の権利の経済価値を判定し、その結果を価額に表示すること）を行う法律上の資格を有し、登録した者。「不動産の鑑定評価に関する法律」（昭和38年法律152号）に基づいてつくられた。国家試験である不動産鑑定士試験（短答式および論文式）に合格し、実務修習を修了して国土交通大臣の確認を受けた者が、国土交通省に備える不動産鑑定士名簿に氏名、生年月日、住所などを登録する。不動産鑑定士でない不動産鑑定業者は、その事務所ごとに専任の不動産鑑定士を1人以上置かなければならない。不動産鑑定士は、良心に従って誠実に不動産の鑑定評価等の業務を行い、不動産鑑定士の信用を傷つける行為をしてはならず、業務上知りえた秘密を漏らしてはならない。不動産鑑定士に対する監督手段として、国土交通大臣による懲戒処分があり、また不当な鑑定評価等に対する一般人からの措置要求が認められている。
