In a capitalist economy, the price mechanism of the housing market does not function properly, and problems such as a shortage of housing and a decline in its quality tend to appear as social phenomena. This is known as the housing problem.

As a product, housing has two very unique characteristics, and when it is released onto the market, problems arise due to these characteristics. First, the housing market is generally small and circulation is relatively low, which makes it easy for an imbalance between supply and demand to occur.
