Land and house surveyor - Tochikaokuchousashi

A person who, at the request of others, acts as an agent or prepares documents for investigations, measurements, application procedures, review procedures, and boundary determination procedures related to land and buildings required for registration of real estate description (→ Real Estate Registration). The system of land and building surveyors is stipulated in the Land and Building Surveyor Act and aims to ensure the accuracy of real estate description in the registry, which is the basis for calculating real estate contracts, inheritance, and the associated taxes. Land and building surveyors are limited to those who have been certified by the Minister of Justice or who have passed an examination administered by the Ministry of Justice, and in order to carry out their work, they must join the Land and Building Surveyor Association in the area where they plan to set up their office and be registered in the Land and Building Surveyor Register maintained by the Japan Federation of Land and Building Surveyors (Articles 8, 9, and 52).

他人の依頼を受けて，不動産の表示に関する登記（→不動産登記）について必要な土地家屋に関する調査，測量，申請手続き，審査請求の手続きおよび筆界特定の手続きについての代理または書類などの作成をすることなどを業とする者。土地家屋調査士の制度は，土地家屋調査士法に定められ，不動産に関する契約，相続およびそれらに伴う税の計算の基礎となる登記簿における不動産の表示の正確さを確保することを目的とする。土地家屋調査士は，法務大臣の認定を受けるか，または法務省が実施する試験に合格した有資格者にかぎられ，業務を行なうためには事務所を設けようとする地域の土地家屋調査士会に入会し，日本土地家屋調査士連合会に備えられている土地家屋調査士名簿に登録されなければならない（8，9，52条）。
