A system regarding mortgages that was adopted under the old Civil Code. This system allowed a third party who had acquired ownership, surface rights, or emphyteusis over mortgaged real estate to pay or deposit to the mortgagee an amount that they themselves deemed appropriate, thereby extinguishing the mortgage. However, as this system was disadvantageous to mortgagees, it was abolished in the 2003 (Heisei 15) revision of the Civil Code, and instead the mortgage extinction claim system was adopted.

旧民法において採用されていた抵当権に関する制度。当制度は、抵当権のついた不動産について、所有権・地上権・永小作権を取得した第三者が、自ら妥当と評価した金額を抵当権者に支払いあるいは供託して、その抵当権を消滅させるというものであった。しかし、抵当権者に不利益な制度であったため、2003年（平成15）の民法改正により廃止され、かわって抵当権消滅請求制度が採用された。
