Japanese: 住宅金融 - じゅうたくきんゆう

This refers to the lending of funds required for the construction, purchase, expansion, and renovation of a house (including land). Depending on the lender, it can be divided into public housing finance (provided by public institutions such as the Japan Housing Loan Corporation) and private housing finance (provided by private financial institutions). Depending on the user of the funds, it can be divided into housing finance for individuals (in Japan, this is often called a home loan) and housing finance for businesses that sell and rent houses. Housing finance generally has a long repayment period, so with housing finance for individuals, it is possible to purchase a home using the annual repayment amount that can be paid from annual income and one's own funds, increasing the ability to purchase a home.

住宅(宅地を含む)の建設･購入，増改築に要する資金の貸付けをいう。融資の主体によって公的住宅金融(住宅金融公庫等公的機関によるもの)と民間住宅金融(民間金融機関によるもの)にわかれる。また資金利用者によって，個人向け住宅金融(日本では，これを住宅ローンという場合が多い)と住宅等の分譲･賃貸の事業のための事業者向け住宅金融に区分される。住宅金融は一般的に償還期間が長いので，個人向け住宅金融では，年収から支出可能な年返済額と自己資金で個人持家取得が可能になり，住宅取得能力を高める。
