Building Density

Japanese: 建築密度 - けんちくみつど

A concept that indicates the amount of buildings on a certain amount of land. There are indicators such as building area ratio, building floor area ratio, and unit density. Building area ratio is also called building coverage ratio, and is the ratio of building area to site area. It is one of the indicators that combines the area of a building and the area of the land, and indicates the density of buildings. Here, building area refers to the horizontal projection area of the part of the building's exterior wall, or the pillar that replaces it, that is enclosed by the center line. Note that when protruding parts such as eaves, overhangs, and bay windows extend beyond the center line by more than 1m, the part exceeding this is added to the building area.

ある一定の土地に対する建築物の量の多少の程度を表す概念。建築面積率，建築容積率，戸数密度等の指標がある。建築面積率は建ぺい(蔽)率ともいい，建築面積の敷地面積に対する割合をいう。これは，建築物の面積と土地面積を組み合わせた指標の一つで，建築物の密集度を表す。ここで建築面積とは，建築物の外壁，またはこれに代わる柱の，中心線で囲まれた部分の水平投影面積のことである。なお，軒，ひさし，出窓など突出部の出が中心線より1mをこすときは，こえた部分は建築面積に加算される。
