Certificate of title

This is a certificate of the completion of registration, more accurately called a registration certificate. Under the old Real Estate Registration Act, when registration was completed, the registry office would write the date of receipt of the application, the receipt number, the ranking number, and the fact that the registration has been completed on a document proving the cause of the registration (for example, a sales contract) or a copy of the application form, stamp it with the registry office's seal, and return it to the registration right holder (the buyer in the case of a sale). However, with the revision of the Real Estate Registration Act, the "registration certificate" system was abolished on March 7, 2005 (Heisei 17), and registration identification information is now used in place of the previous registration certificate (title certificate) (Real Estate Registration Act, Article 21). However, registration certificates (title certificates) that have already been issued can still be used validly.

登記完了の証明書で、正確には登記済証という。旧不動産登記法の下では、登記が完了すると登記所は、登記原因を証する書面（たとえば売買契約書）または申請書の副本に申請書受付の年月日・受付番号・順位番号・登記済の旨を記載し、登記所の印を押して登記権利者（売買の場合は買い主）に還付した。しかし、不動産登記法の改正に伴い、2005年（平成17）3月7日以降は「登記済証」制度がなくなり、従来の登記済証（権利証）にかわるものとして、登記識別情報が利用されている（不動産登記法21条）。ただし、すでに発行された登記済証（権利証）は、今後も有効に使用することができる。
