Compulsory execution is carried out against real estate owned by a debtor to satisfy monetary claims. There are two types: compulsory auction, in which the real estate is sold and the proceeds are distributed to the creditor, and compulsory administration, in which a court-appointed administrator manages the real estate and distributes the proceeds to the creditor. The creditor who files for execution can choose which method to use (Civil Execution Act, Article 43). Compulsory administration is often carried out on real estate that generates continuous income, such as an apartment owned by the debtor. The procedure for compulsory auction begins with a decision to commence a compulsory auction and ends when the bailiff sells the property by bidding, auction, or other means and uses the proceeds to satisfy the creditor.

金銭債権の満足のために債務者所有の不動産に対して行う強制執行。その不動産を売却して代金を債権者に配当する強制競売と，裁判所が選任する管理人がその不動産を管理し，収益を債権者に配当する強制管理の2種類があり，どちらの方法で行うかは執行を申し立てる債権者が選択する(民事執行法43条)。強制管理は債務者の有するアパート等，継続的に収益を生ずる不動産について行われることが多い。強制競売の手続は，強制競売開始決定により始まり，執行官が入札，競り売りその他の方法でこれを売却し，その代金を債権者の満足にあてることによって終わる。
