Building agreement

Japanese: 建築協定 - けんちくきょうてい

A system in which residents themselves can make agreements regarding the site, location, structure, use, design, or greening methods of buildings, and can set standards that are higher than those stipulated in the Building Standards Act. Specifically, it restricts the site size, wall setback, building use, height, number of floors, etc. This was established to promote harmonious and desirable town development, such as maintaining and preserving a better environment in residential areas, creating attractive stores in commercial areas, and ensuring pedestrian space, and is concluded by the agreement of all landowners and others in a certain area.

建築物の敷地，位置，構造，用途，意匠あるいは緑化の方法などについての協定を住民自身が行ない，建築基準法で定める内容より高い水準で基準を取り決めることのできる制度。具体的には，敷地規模，壁面線の後退，建物の用途制限，高さ・階数などを制限する。これは住宅地でより良好な環境の維持・保全を図ったり，商業地での魅力的な店舗づくりや歩行者空間の確保など，調和のとれたより望ましい町づくりを進めるために定められ，一定の地区について，地権者など全員の合意により締結される。
