Revenues generated from a thing are called fruit, and the thing that produces fruit is called principal. There are natural fruits and statutory fruits. Things that are collected in accordance with the use of the thing are called natural fruits (Civil Code, Article 88, Paragraph 1), and examples of these include mandarin oranges, mulberry leaves, milk, and minerals. In contrast, money and other things received as compensation for the use of a thing are called statutory fruits (Civil Code, Article 88, Paragraph 2), and examples of these include interest, house rent, and land rent. Real estate, movable property, and money that produce such fruits are the principal. However, the principal for interest is called the principal. Natural fruits belong to the person who has the right to collect them when they are separated from the principal, and statutory fruits are acquired pro rata for the period during which the right to collect them exists (Civil Code, Article 89).
