[Hachijo-in territory]
In 1141 (Eiji 1), when Emperor Toba became a monk, he disposed of some of his accumulated manors, including the Goganji temple land, including 9 to Bifukumon'in and 12 to his sons, but after Toba's death, all of them were passed on from Bifukumon'in to Hachijo-in. In the meantime, the number of manors further increased with the contributions of such provincial governors as Taira no Yorimori and Fujiwara no Nagatsune, and the inventory of the former emperor's estates dated February 1176 (Angen 2) (Yamashina Family Ancient Documents) shows over 17 Kankiko-in land, 6 Gusei-in land, 1 Chieko-in land, 4 Rengeshin-in land, and 40 chobun (manors directly managed by the Join-cho), and the Anrakuju-in land was added to complete the manor group. In 1296 (Kenkyu 7), Hachijo-in handed over all of his estates to the daughter of Prince Mochihito, except for a portion of the estate that he handed over to Kujo Kanezane's son Ryosuke. However, when this woman died in 1204 (Genkyu 1), the estates ended up coming into the hands of Shunkamon-in Shoshi, the daughter of Emperor Gotoba, whose mother was Kanezane's daughter Nitoko and who had become Hachijo-in's adopted son.

…These Imperial estates were inherited as manor groups in the form of Niyoin estates and Goganji estates. The Chokodo estate, established by Emperor Goshirakawa at the end of the 12th century, included Hirata Manor (Uzura, Kawate, Ichimata, Kano), Hachiya Manor, etc.; Shichijoin estate included Ukai Manor, Danjo Manor, Mino Kokubunji; Hachijoin estate included Tagi Manor and Furuhashi Manor; and Kankikoin estate included Kukuri Manor and Unuma Manor, etc. The number of manors was enormous. Currently, 25 to 26 regent estates have been confirmed, and most of these manors came under the control of the regent family from the late regent government to the early inn government period. …

[八条院領]
 鳥羽上皇は,出家した1141年(永治1)御願寺(ごがんじ)領を含めて,集積した荘園群の一部,9ヵ所を美福門院に,12ヵ所を子に処分しているが,鳥羽の死後そのすべてが美福門院から八条院に譲られた。その間にも平頼盛,藤原長経などの受領(ずりよう)の寄与により荘園の数はさらに増加し,76年(安元2)2月の前闕の目録(〈山科家古文書〉)には,歓喜光院領17以上,弘誓院(ぐせいいん)領6,智恵光院領1,蓮華心院領4,庁分(女院庁の直接管理する荘分)40がみえ,これに安楽寿院領を加えた荘園群が成立している。八条院は96年(建久7)九条兼実の子良輔に譲った庁分の一部を除き,すべて以仁王の女に譲与したが,1204年(元久1)この女性が死去したため,結局この荘園群は後鳥羽天皇の女で,兼実の女任子を母とし八条院の猶子となった春華門院昇子の手中に入った。…

…これらの皇室領荘園は,荘園群として女院(によいん)領,御願寺(ごがんじ)領というかたちで伝領された。後白河院によって12世紀末に創設された長講堂領に含まれる荘園には平田荘(鶉,革手,市俣,加納),蜂屋荘など,七条院領には鵜飼荘,弾正荘,美濃国分寺,八条院領には多芸荘,古橋荘など,歓喜光院領には久々利荘,鵜沼荘などがあり,その数は膨大なものであった。摂関家領は,現在25ないし26ヵ所が確認されており,これらの荘園のほとんどが摂関政治後期から院政初期に摂関家の支配下に入った。…
